Fern Meadow House is a property managed by Fern Meadow Hospitality Ltd. When you book and stay at Fern Meadow House, you are agreeing to these terms & conditions.

These terms and conditions may be subject to change at any time without notice, please check this page for our most up-to-date terms and conditions.
1. Guest Requirements
All guests are required to provide the following information upon reservation:
- Full Name
- Address
- Phone Number
- Email Address
- Identification
- Purpose of Stay
- Total Number of Guests (Including number of adults and children)
2. Payment
A 50% deposit of the total amount is due upon reservation to secure your booking.
The remaining 50% payment is due 14 days prior to your arrival.
Other payment terms may be offered from time to time and will be confirmed in writing at the time of reservation.
3. Cancellations & Amendments
Please note that due to the house size, bookings are typically made far in advance and as a result, if you cancel on short notice, we will unlikely find another booking to replace yours.
You may cancel within 7 days of booking without any penalties, subject to your stay date being at least 28 days away. Cancellations made 7 days after booking will result in the forfeit of the 50% deposit. If you cancel within 14 days of arrival, then you will forfeit the full amount.
4. Third Party Bookings
Bookings made via third party agents and websites may be subject to their own terms and conditions and cancellation policies. Please make sure that you read their terms before booking, as you will need to deal directly with them should you need to cancel or make a change to your booking.
5. Security Deposit & Damages
Bookings may be subject to a €1,000 security deposit, which can be paid in advance. The deposit will be refunded upon departure minus any incidental damages. Please note that it can take up to 7 days for the security deposit to be credited following departure. We reserve the right to make any additional charges to your credit card which may not be covered by the security deposit. You will be notified by email of any additional charges.
Please note, our property is strictly non-smoking and a fee of £200 will be charged per room for smoking within the house; additional fees will be charged for any damages in addition to the smoking fee.
6. Check-in
The house will be available from 3:00pm on your day of arrival. Should you wish to arrive before 3:00pm then please request an early arrival as soon as possible and we will do our best to accommodate.
It is important that you confirm your arrival time in advance so that our host can meet you at the house. If you are going to be delayed, please let us know.
On arrival, we will request ID from you, the booker (Passport or Drivers Licence). We will verify the name on the booking against your ID.
7. Check-out
Check-out is at 12 noon on your day of departure. If there is a delay in vacating the property without consent, you will be charged for each hour departure is delayed.
We endeavour to offer as much flexibility as possible and request that you keep us up to date and have consideration for our local host who will manage check-in and check-out.
The booker must remain at the house until all other guests have departed. Please do not depart without handing keys to our local host. Failure to do so will mean that you are liable for any property damages or loss during this time.

8. Personal Property
When checking out, please remember to take all your belongings. We recommend the booker to carry out a final check of all rooms in the house.
We keep lost property for up to 3 months, so should you forget anything please get in touch with us at: info@fernmeadowhouse.ie. Any perishable goods will be disposed of once you’ve left.
Personal belongings will not be covered under our insurance policy; we encourage you to take out insurance to cover your stay with us.
9. Additional Charges/ Surcharges
Professional hotel quality bed linen, towels and soap are included for use during your stay. If you require additional bed linen or towels this can be supplied for an additional cost.
Electricity, Water, Wi-Fi and Heating Fuel are also included during your stay, however a surcharge may apply if you exceed reasonable usage. Examples of unreasonable usage include but are not limited to;
• Leaving the heating on 24/7 and/or exceeding 100 litres of fuel per day.
• Exceeding Wi-Fi bandwidth of 50GB (This will allow you to browse the internet for around 600 hours, to stream 10,000 songs or to watch 100 hours of standard-definition video.)
• Powering amenities that are not part of the property e.g. electric car, hot tub or bouncing castle hire. (Permission must be granted for use of such amenities)
10. Children
Fern Meadow House welcomes guests of all ages, however the property has not been adapted to cater for young children. Parents must take full responsibility for the safety and wellbeing of their children during their time at Fern Meadow House. Access to the external garage and surrounding field is strictly prohibited.
11. Pets
Fern Meadow House is not advertised as pet friendly, however we may accept pets on a case by case basis. If you bring a pet without our express written permission, you will forfeit the deposit and may be subject to additional charges.
12. Restrictions & Insurance
Please note that at any time, the number of house occupants must not exceed 20, including any third party providers. You must request proof of insurance from any third party accessing the property, including but not limited to; catering companies, entertainment and other service providers.
You must be at least 18 years old to book our property. We have the right to request proof of ID and to refuse entry. The house has a maximum occupancy of 20 people. Additional people will not be accommodated. Failure to comply may result in immediate eviction.
13. Force Majeure
Notwithstanding any of the terms of this contract Fern Meadow Hospitality Ltd cannot accept liability for any loss, damage or additional expense where the booking needs to be altered or cancelled or the supplier is unable to perform the contractual obligations as a result of events of force majeure. For the purpose of these terms and conditions, force majeure means any event which could not have been reasonably foreseen or the consequences could not have been reasonably avoided by the supplier or the third-party providers of the relevant provisions in question even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, industrial dispute, natural or man-made disaster, pandemics, fire, adverse weather conditions and all similar events outside the suppliers’ or the third parties control.
14. Safety & Security
All guests must take reasonable effort to ensure the safety and security of the property. Doors and windows must be kept locked when the house is not occupied. Failure to do so may result in liability for any loss or damages.
15. House Rules
Please note the below summary of house rules which we recommend sharing with guests alongside the above terms and conditions:
• Exceeding the permitted number of house occupants may result in immediate eviction and loss of security deposit.
• No smoking or vaping inside the house: this a non-smoking property and any evidence of smoking will result in an additional cleaning fee of €200 per room.
• If smoking outside, please do not litter cigarette butts and use the trays provided
• Candles are not allowed
• If you break something, please tell us
• If something doesn’t work, please tell us
• Please do not flush any sanitary products down the toilet (remember whatever you flush goes into the Irish Countryside)
• Please do your bit for the environment and segregate cans, bottles, cardboard and general waste
• Please do not remove anything from the house. We have a detailed list of inventory and will issue charges post stay for missing items.
• Please protect surfaces with coasters, chopping boards etc.
• Please do not move furniture between rooms. This increases the likelihood of damaging walls and furniture.
• You are strictly prohibited from entering the field or surrounding farmlands without consent - there is no public right of way.
• Check-out time is 12 noon. Please depart by this time. We request the main booker to remain until all guests have left the house. The main booker must disclose any damages at check-out and failure to do so will result in full charges being applied to rectify the issues.
• A late checkout can be requested for an additional charge. (€100 per additional hour - subject to availability)
